Choice of surveys

Properties come in all shapes & sizes and buyers also have many different levels of experience and varying concerns about the property they are buying - which is why I provide a range of reports to ensure the appropriate survey is selected, and my clients needs are met.  

 

It is essential that not only is the report clear and the advice within sound and robust, but also that it provides the necessary information to enable buyers to make a considered & informed decision on how to proceed.

 

It is also important to understand defects as much as possible and put them in context. By using my experience to correctly identify defects & causes, misdiagnosis can be avoided without the overuse of recommendations for precautionary further inspections.

Full Building survey

Principal Elements report

Formerly known as a Home Buyers Report, it is the most common type of survey report.

 

It is a standardised report devised by the RICS and is most suitable for traditional modern properties built within the last 50 years or so. 

 

The report uses the traffic light system to indicate the urgency of repairs/investigations.

 

It provides a general overview of the condition of the property, highlighting items that affect value or saleability.

A similar format to a Level 2 but providing more detail on the  construction, quality and condition of the property, in a standardised format devised by the RICS. 

 

It  is suitable for modern & older properties, or those that are dated or in need of repair and modernisation.

It also uses the traffic light system similar to the Level 2 report.

It will include a series of photographs to illustrate the points made, and will highlight defects & disrepair plus comment upon the timing and the possible consequences of non-repair.

A premium report which is the most comprehensive type of report available.

It includes a structural overview & detailed comment of the construction, quality & condition of the property in a logical & easy to follow format.

 

It is suited to a wide range of properties including older or individual properties and those in poor condition, or even for those buyers simply wanting peace of mind. 

 

It also includes a series of photographs which are embedded in the text to ensure full understanding of the points being made.

An abridged version of a Full Building survey - ideal for those properties to be refurbished and for buyers who do not require a Full Building survey.

 

This report normally covers the main structural elements including the roof covering, the roof structure, external walls, internal walls, ground floor and upper floors.

The report will also comment in detail upon such items as movement, damp and timber issues.

The format of the report is flexible therefore other elements can be included by prior agreement.
